When you live in Utah you know that a flood can happen any time. It can be caused by sudden spring run off from the mountain snow, or even from significant rainfall. It is one of the dangers we face by living here. Since we can not prevent it completely, let’s talk about ways to reduce the damage.
First, let’s look at ways to avoid water damage in the basement. If you have an angled yard and well windows, always have sandbags ready to put around the well ledge. This will help reroute the water so that it doesn’t pool in the well and leak in the house by the window. Check the window weather stripping at the beginning of every spring and fall. The heat we face in the summer and the dry winters can cause the stripping to crack and fail.
If your basement windows are flush with the ground you should check the frame as well. Blowing debris can hit the window and push it loose without cracking the glass. One way to check it would be to have someone inside watching for leaks while you run a garden hose over it. If there are no leaks, you know you are in good shape. If a flood warning is released for your area be sure you place the sandbags in a semi-circle pattern about 12 inches from the window to redirect water flow.
If you happen to still have water damage in your home or business you can take a few fast steps to reduce the impact. First, remove any items that could hold the water against the walls. Remember that the worst damage happens when the water sits against the walls. If you have a floor drain, be sure that it is unobstructed. The floor will be sloped in to the drain. If you have a sump pump, be sure you are using it to help pull the water out.
Remember there are many Utah flood companies that can help. Most will help you file any applicable insurance claims.
